Land acquisition for Porur flyover project begins

The State Highways Department started its drive to acquire land at Porur junction on Monday July 12, 2011 to facilitate speedy construction of a flyover.

According to officials, 10 of the 63 buildings, mostly used for commercial purposes, were demolished on the Poonamallee and Karambakkam sides of the flyover on Monday. Once the demolition was completed this week, more space would be available to continue work on the project.

Of the total 8,900 sq.m. land required for the project, the demolition process has been sanctioned for structures on nearly 4,500 sq.m. of land. Acquisition of the remaining portion would be made once the issues pertaining to ownership of the lands classified as ‘gramanatham' are sorted out.

Officials said service lanes would be demarcated and the traffic would be diverted on Mount Poonamallee Road to enable construction of the nearly Rs.35 crore flyover, said an official. Of the total estimate, Rs.19 crore has been set aside for land acquisition.

The delay in acquiring lands was cited to be one of the reasons for the delay in the project, which commenced in March last year. The daily traffic volume in the busy junction is estimated to be one lakh passenger car units. The officials are confident that they would be able to complete the project in a year.

Land acquisition delays Porur flyover

The four-lane flyover will be 475 metre long and 17.2 metre wide and connect the traffic from Poonamallee to Guindy. Officials of the Highways Department said the work started in March 2010. Four piers and retaining wall for the ramp are under construction on the Poonamallee side.

The flyover was initially designed to have two columns with two-lane carriageway on either side. It was later decided to make it a single column facility with a four-lane carriageway to limit the disruption to the drinking water pipeline along the stretch.

Under the revised project plan, pipeline running to a distance of 100 metre only need to be shifted and a provision of nearly Rs.5 crore has been made towards this, the officials said.

A total of 8,000 sq.m. land is required for the project and once the sanction for the demolition process is given by the revenue authorities the flyover would be ready in 12-15 months.

MIOT Hospitals to invest Rs 300 cr on expansion to become 1000 bed Multispecialty Hospital

MIOT Hospitals, which specialises in hip and joint-replacement, expects to invest about Rs 300 crore on expanding its operations into areas of specialities such as cancer treatment, organ transplant, bone marrow transplant, plastic and cosmetic surgeries.

Prof. Dr P.V.A Mohandas, Chairman, MIOT Hospitals, told Business Line that the hospital – best known for its strengths in orthopaedics – ought to grow to become a multi-speciality hospital, and is in the process of creating additional capacity at its facility in Chennai.

Although the expansion work is expected to commence right away, the hospital plans to increase its bed capacity from 450 now to 1,000 in three years' time.

To meet the growing needs of patients, the additional capacity will also include 500 rooms and 18 operations theatres, he said.

Funding

On the resources required to fund the expansion, Dr Mohandas said that part of it would be from internal accruals, partly from shareholders and the rest from banks.

Banks are expected to fund about Rs 150 crore of the project, he said.

Performance

To ensure sound financial control, the closely held MIOT Hospitals has appointed a Director-Finance Strategy.

The hospital expects to close the current financial year with a turnover of Rs 145 crore.

Banks and IT cos drive 32% realty growth in Chennai

On the back of the revival in the infotech sector after an economic slowdown, nearly 3.70 million square feet of additional commercial space in Chennai was taken up in 2010, a rise of 32% over the previous year.
"There was clear growth visible. It was definitely a better year than 2009. SEZ space continues to see good absorption. And this year, we expect more than four million square feet to be absorbed," Rajesh Babu, chief consultant, RECS Group, a real estate consultant, said.
IT and banking back offices, which are Chennai's inherent strengths, continue to be the main drivers of demand for commercial real estate.

Medium-sized office space for corporate offices are sought after in the central business district (CBD) and surrounding areas.

The most preferred locations for IT and ITES continue to be

1. Guindy,
2. Perungudi and
3. Mount Poonamallee Road

as they are located closer to the city.


Among large deals in the SEZ space that were signed and sealed were a 5.50-lakh-square-feet deal by Cognizant in Manapakkam, followed by L&T Infotech with a 2.80-Lakh-square feet transaction. Other big ticket transactions in the SEZ space includes a two-lakh square-feet agreement by WNS in DLF IT Park, Zoho acquiring 1.80 lakh square feet, and Barclays Bank signing up one lakh square feet. Clearly, IT companies expanded more in the SEZs than in STPI-approved technology parks in and around the city.
However, there were some large STPI deals as well: 2.0 lakh square feet each signed by Bank of America and HSBC in SP Infocity in Perungudi, 1.60 lakh square feet by banking giant RBS in IndiaLand in Ambattur and 1.10 lakh square feet deal by NokiaSiemens Networks in Pacifia IT Park on OMR.
"There was a definitive improvement in 2010. Enquiries for space was very good with a clear jump in deals getting concluded. The first quarter of calendar year (January to March 2011) may not see any significant deals getting announced, but we see traction happening post March," N Hariharan, office head, Cushman and Wakefield, global real estate consultants said.
The rentals, however, have remained largely unchanged or witnessed marginal increase. "We are now in the era of stable rentals. That is largely due to excessive capacity built-up and supply overhang," Rajesh Babu said.
Deals were struck in the region of Rs 46 a square foot in Guindy in the STPI space while SEZ rentals in Guindy was around Rs 50 to 52 a square foot. On the IT Corridor (upto Perungudi), rental deals were flat at Rs 33 to Rs 35 a square foot while beyond Perungudi it was priced between Rs 22 and Rs 25 a square foot.
Though there is no clear data to quantify extent of idle capacity, industry sources say that as much as 10 million square feet of space is ready and that may dampen any rise in rentals.

Chennai Trade Centre to be expanded

The Rs 250 crore expansion work of the Chennai Trade Centre, a Centre-state initiative that hosts major international events.

The expansion work will commence in July this year and will be completed in March 2013, a government release said. It includes the construction of six air-conditioned exhibition halls, each on 66,000 sq ft., and a basement parking facility that will accommodate 2,000 cars and an equal number of two-wheelers.


M/S Taamaesek Engineering Consortium have been appointed consultants for the expansion work.

Spread over 25.48 acres, it presently houses three air-conditioned exhibition halls besides a conference hall with a seating capacity of 2,000.
